We have sold homes across Bath and Somerset since 2009. The process below is the same whether your property is a village cottage or a city centre apartment, and the fee is agreed in writing before you instruct us.
How we work
1. Market appraisal
A director or branch manager visits the property, measures up and gives you a realistic figure based on comparable local sales — not an inflated one to win the instruction.
2. Preparation and marketing
Professional photography, floorplans and an EPC are arranged at our cost. Your property goes to our own register first, then to the major portals.
3. Accompanied viewings
Every viewing is accompanied by a member of the team. You receive written feedback within one working day of each appointment.
4. Offers and negotiation
We check the position of every buyer — funding, chain and timescale — before presenting an offer, and put our recommendation in writing.
5. Sale progression
One named negotiator chases solicitors, surveyors and the chain weekly through to exchange and completion.
Our fees
Sole agency at 1.2% of the agreed sale price plus VAT, payable on completion. No upfront charges, no withdrawal fee, and a twelve week initial term.
